Q. What is a Property Survey (RICS Homebuyer Service)?
A. A Property Survey (RICS Homebuyer Service) comprises an inspection of the property and a concise report based on the inspection. It is designed specifically as an economical service intended for houses, bungalows and flats which are conventional in type and construction and apparently in reasonable condition. The report is in a standard format and focuses on defects and problems which are urgent or significant which may have an affect on the value of the property. It provides not only a survey but also a valuation and reinstatement cost assessment.
Q. Is it a legal requirement to have a Property Survey (RICS Homebuyer Service) report done?
A. No, there is no legal requirement to have a Property Survey (RICS Homebuyer Service), however, if the applicant is applying for a mortgage it should be noted that a Mortgage Valuation report is purely for the lender and cannot be relied upon by the mortgage applicant. It is still therefore advisable and prudent to arrange a survey by your own surveyor.
Q. What makes our Property Service different to another survey on the high street?
A. Connells surveyors are subject to stringent QA and Audit requirements and comply with ISO 9001:2000. All surveyors used are registered under the Data Protection Act 1998 with both the company and its panel audited on a 6 month rolling programme.
Q. Does the survey expire after a certain time?
A. No. There is no specific expiration date on the survey.

Dos and Don’ts
Do:
- Inform the surveyor if there is an agreed or proposed price for the property
- Tell us of any concerns you have about the property
- Remember that the Property Survey (RICS Homebuyer Service) service is only relevant for particular types of homes
Don’t:
- Rely on a Mortgage Valuation report to address the questions which concern your personal interests as this is prepared for the lender and not the buyer
- Make an appointment without having full access to the property, including lofts and garages etc
- Rely on survey reports that are not current
