Q. Why do I need Tenant Referencing?
A. Tenant Referencing gives you the important insight into your tenant's ability to pay the rent and their past performance as a good tenant. You should never ask the tenant to supply their reference themselves as it is all too easy to make up. Tenant Referencing also confirms identity and accuracy of other relevant information such as bank or employer.
Q. Why do I need to provide my address details for the last three years for Tenant Referencing?
A. To ensure that you are fully protected and will not fall fowl of any data protection legislative issues in the future we need to confirm your identity. We find that the most effective and the easiest way of doing this is to ask for your address details over the last three years.
Q. Isn't a thorough interview enough?
A. While the interview will help you get a good assessment of the tenant, renting your property purely based on that can be risky - as it is not founded on any facts that can demonstrate the tenant's ability to pay the rent. Tenant Referencing, however, provides you with the peace of mind that you do not just have to take the tenant's word for it.
Q. My tenant has not lived in the UK for six months or more. Can you help?
A. If they have not had residency in the UK for six months or more, they will not be able to be referenced under an Express Reference. This is mainly due to the fact that the basis of these references is credit checks; we will not be able to retrieve a credit file for someone with UK residency of less than six months. We can, however, process a Comprehensive Reference on foreign tenants, including references taken from foreign employers. At the moment our website does not accommodate foreign addresses, but once you go through the initial stage and move on to entering the tenant’s details, our team can pick it up and contact the tenant.
If you wish to apply for rent guarantee insurance for a foreign tenant who is moving to a property in the UK from outside the UK, unless they are of a Professional class employment or earn over £50,000 per annum, they will need a Guarantor as no credit file is available.
